Refining the Project – Design/Pre-Construction

PMI first assists the
client in selecting and contracting with the design consultants.
The firm then works with these consultants to develop a design that
fulfills the client’s desired concept, reflects its desired
image, and performs its necessary function in an economically optimum
manner. When the final design documentation is prepared and packaged,
PMI developed the most favorable contract packaging, and manages
the tendering process(es) for the client. Services may include:

- Developing project design criteria
based on clients’ needs and program.
- Making recommendations regarding
building structure, construction methods and materials,
and equipment, based on approved project criteria.
- Monitoring and reviewing schematic
design for compliance with the design criteria, budget,
and schedule.
- Monitoring and reviewing design
development and detailed design drawings and specifications
for continued compliance with design criteria, budget,
schedule, and adequacy for construction purposes.
- Value engineering to determine
alternate solutions for design and construction that may
achieve maximum function and quality, while staying within
cost boundaries.
- Establishing plans for safety
management, waste management, and on-site transportation
of material and personnel.
