Building the Project – Construction Phase

When the construction phase begins, PMI manages the tendering procedures and recommends the most suitable form and content of construction contracts. Subsequently, PMI assists the client in clarifying and evaluating tenders received and in selecting the most appropriate contractors. Throughout construction, the firm administers construction contracts and provides and/or arranges for quality assurance programs to monitor conformance of executed work to the design documents approved by the client.

- Contract Management (Best Contract - Best Contractor):
  1. Preparing a contracting program, including a list of qualified tenders, to obtain competitive contracts for construction and the supply of materials and equipment for the project.

  2. Preparing the tender documents, including the invitation to tender, the instructions to tenderers, the contracts, and the general and special conditions of the contract.

  3. Developing the contracting strategy, to best utilize the capabilities of the qualified contractors and suppliers .

  4. Issuing the invitations to tender to construction contractors and equipment and materials suppliers.

  5. Clarifying and evaluating tenders, assisting the client with negotiations with tenderers, and recommending award of contracts
- Construction Management (Progress Made Easy):
  1. Recommending a program of insurance coverage during construction.

  2. Coordinating the smooth flow of information between the related parties to the project (client, design consultants, contractors, and suppliers).

  3. Expediting and monitoring delivery of materials and equipment to the site to facilitate the proper sequence of construction activities and avoid typical procurement delays.

  4. Maintaining full-time project management team at the site throughout the duration of the work to achieve proper performance by the contractors and conformance with plans and specifications .

  5. Monitoring the contractors’ activities closely to help determine any deviations and take corrective actions in a timely manner.

  6. Arranging for and supervising inspection services to maintain the client’s quality criteria.

  7. Verifying that progress payments made by the client are equivalent to valid and well performed work by the contractor.

  8. Providing the client with well informed periodic progress reports pertaining to the status of the work, schedule compliance, cost and commitments to-date, and forecasted time and cost to completion.

  9. Providing advice regarding cash flow and reconciliation with the availability of capital funds.

  10. Preparing lists of deficient or remaining work items at the time of substantial completion, and taking steps to see that completion or correction of these work items is performed expeditiously.
