Project Organization: |
|
| PMI
organizes the management team and establishes a project execution
plan as well as reporting and control procedures that are
implemented throughout the duration of the project. The firm
develops the forms and report formats that are used to provide
timely and coordinated information to all project participants. |
| - Accurate
Cost Estimation & Control: |
| To
help minimize significant capital cost uncertainties as early
as possible, PMI provides a full range of cost estimates,
from the preliminary stage to the final definitive estimate.
These estimates include the cost of change orders and extra
services, as authorized by the client, as well as periodic
reports for cash flow, costs and commitment. PMI also provides
trend forecasts of cost variations based on periodic design
reviews as well as strategies for establishing necessary contingency
and escalation funds. Specific examples include:
-
Preparing
appropriation-stage cost estimate to determine project
financing requirements, based on preliminary drawings
and specifications.
-
Preparing
detailed and definitive cost estimates to develop project
budgeting when design drawings and specifications are
sufficiently advanced.

| - Precise
Project Execution: |
| By
conferring with the client, architect, consultants and contractors,
PMI further refines the project execution plan and schedule,
integrating all of the project-related functions, services,
design, and construction activities. PMI reviews and updates
the plan and schedule on a regular basis to accurately forecast
the project's completion and to advance the project according
to schedule.

| - Valuable
Procurement & Inspection Assistance: |
| With
a thorough knowledge of the local business and construction
environment, PMI develops a procurement procedure and prepares
lists of qualified contractors as well as material and equipment
suppliers. The firm then solicits tenders and makes award
recommendations based upon a thorough evaluation of the information
received. PMI also inspects materials and equipment at the
point of manufacture and during shipment and delivery to the
site, if required. To further expedite the process, the firm
also assists in purchasing construction materials and equipment,
as well as long-lead items, when required.
|
| - Instrumental
Public Agency Liaison: |
| PMI
establishes and maintains liaison with the appropriate governmental
agencies that have jurisdiction with respect to the project.
With a thorough understanding of local agencies and their
policies, PMI coordinates the input required from the client
and design consultants and works with the agencies to develop
approval processes and expedite approvals and the issuance
of permits.
